Vacation Rental Agreement 
By submitting payment to Skis and Seas, you agree to all terms of this vacation rental agreement. All policies are strictly enforced and apply to all guests in your party.
To access the condo, you must:
Complete and return this rental agreement
Provide a copy or photo of your driver's license (text to 850-201-6011)
Failure to do so will result in denied access and forfeiture of any payments made.

Payment Policy
35% of the reservation total is due at the time of initial booking.
The final payment is automatically charged 60 days prior to arrival and must be paid in full at that time.
For stays longer than 28 days, final payment is due 90 days prior to arrival.
In cases of payment by check, all funds must be made payable to Skis and Seas Vacation Rentals, with a notation of your confirmation number written on the check.
Check payments must be received prior to the due date, or your card on file will be charged automatically.
A $35 service charge applies to any returned checks.
Reservations not paid in full by the final payment date will be cancelled and any advance payment forfeited.
If you need to split a payment across multiple cards, there is a $25 fee per transaction.

Cancellation Policy (Stays Shorter Than 28 Days)
You may cancel your reservation up to 60 days prior to arrival, but will forfeit 35% of the amount paid.
If you cancel within 60 days of arrival, you will forfeit the full amount paid.
Early departure or late arrival does not entitle you to a refund.
Skis and Seas does not issue any refunds within this cancellation policy.
The only way to protect your vacation is to purchase travel insurance.

Power / Weather / Epidemic Cancellation
Skis and Seas Vacation Rentals does not issue refunds for weather, power outages, epidemics (including COVID), flight issues, evacuations, or travel restrictions. Travel insurance is the only protection for these events. Refunds for mandatory hurricane evacuations are only issued by RentalGuardian/InsureStays if coverage was purchased before the storm was named and criteria are met.

Changes to Reservation
Once booked, dates cannot be changed.
Trip Insurance
Trip insurance is strongly recommended and must be purchased at booking or before final payment (at least 30 days before arrival).
"Cancel for Any Reason" coverage must be added within 14 days of booking and at least 30 days before arrival.
Skis and Seas partners with a third-party insurance provider. All claims and decisions are handled by them.

Security Deposit & Damage Responsibility
A major credit card is required in place of a cash deposit. Any damage beyond normal wear and tear may be charged to this card.
Guests are fully liable for any damage, defacement, or removal of property caused by themselves or their invitees, including legal and collection costs.
Guests will also be responsible for all attorney’s fees, court costs, and other legal expenses incurred by Skis and Seas Vacation Rentals or the property owner in enforcing this agreement.

An itemized statement will be sent for any charges, and by signing this agreement, the guest authorizes Skis and Seas to charge the provided card for these costs.

Check-In / Check-Out
Check-in: Begins at 4:00 PM Central Time. Your electronic door lock will activate at that time. Occasionally, cleaning may run late—no discounts will be offered for delayed access.
Check-out: Must be completed by 10:00 AM. The lock will deactivate at that time.
A noon check-out may be arranged for $100, pending availability.
If not arranged in advance, a $50 fee per hour (minimum 1 hour) applies for late check-out.
After 4:00 PM, a fee equal to 2.5 days’ rent plus relocation costs for the next guest may be charged.

Upon Arrival
Inspect the condo upon arrival. If you notice any issues, contact us immediately (leave a voicemail if needed).
We will address the issue as soon as possible. No refunds or credits will be given for maintenance delays or inconveniences.

leaning Requirements
A non-refundable cleaning fee covers general cleaning: dusting, vacuuming, sanitizing surfaces, and laundering linens and towels. Guests are responsible for cleaning their own dishes, cookware, and utensils. Excessive mess may incur a $50/hour additional cleaning fee (1-hour minimum), including for outdoor areas and amenities.
Daily housekeeping is not provided. Mid-week cleanings with fresh linens/towels are available upon request.
A starter supply of paper goods and soap is provided; guests should bring extras if needed.

Check-Out Responsibilities
Before departure, please return the property to general order:
Place used towels in the bathtub.
Load and start the dishwasher with dirty dishes.
Do not put dirty dishes back in the cabinets. If dishes have caked-on food or won’t fit in the dishwasher, leave them on the counter for housekeeping.
Bag and dispose of all trash and recycling.
Leave all wristbands on hooks and take apicture and text to 850-201-6011
Take clear picture of each side golf cart and return keys to lockbox.
Missing wristbands or tram passes will be charged $25 each.
No glitter or confetti is allowed—inside or outside. Please remove all party decorations and any tape from walls.
Failure to follow these steps may result in additional charges.
 
Golf Cart
For Players Club, Beachside 4025 and Westwinds 4727: No refund or discount will be given if the golf cart is unavailable during your stay. Golf cart use is not included for stays longer than 24 days. Waiver and security deposit is required

Rental Occupancy & Age Requirements
The person booking must be the credit/debit card holder and is considered the primary Guest. This Guest must be 25 or older and present at the property at all times. All others are invitees and not authorized to make changes or decisions regarding the reservation.
Occupancy is limited to the number of guests listed in the reservation. Unauthorized guests may result in double charges, loss of deposit, and/or immediate eviction with no refund.

This rental is not for parties or gatherings unless pre-approved by Skis and Seas Vacation Rentals. Loud noise, illegal activity, or any policy violations may result in eviction and additional charges. If the sheriff is called and you are evicted, you will not receive a refund of any kind.
Please notify us in advance if your guest count changes so we can properly prepare the property and avoid extra fees.
Violating these terms may lead to immediate eviction and loss of all payments made.

Pet & Smoking Policy
No pets are allowed in any Skis and Seas Vacation Rentals property.
Smoking, vaping, and drug use are strictly prohibited, including on balconies.
Do not spit chewing tobacco on balconies.
Violations will result in:
A minimum $500 fine
Voiding of the damage waiver
Liability for all related damages
Possible eviction without refund if discovered during your stay

By initialing below, the Guest authorizes Skis and Seas Vacation Rentals to charge the credit/debit card on file for any violations of the above policies, including fines, cleaning fees, or damages.

Security Cameras & Surveillance
Some properties may have exterior doorbell or security cameras. Guests have no expectation of privacy outside, including patios, decks, or porches. Any violations captured may be reported to authorities and result in charges for damages.
Linens & Towels
Bath towels, sheets, pillows, and blankets are provided for indoor use only. Do not use or take linens outside. Guests should bring their own beach towels and preferred supplies (soap, paper goods, shampoo, detergent, etc.).
Mail
We do not provide mailbox access. Use general delivery or private carriers (FedEx/UPS). Skis and Seas is not responsible for delayed or lost deliveries.
Property Rules
Guest acknowledges and agrees that no refunds will be provided for any inoperable appliances, fixtures, or amenities, including but not limited to, television, air conditioner, hot tub, pool, or community amenities. In the event of any malfunction, Skis and Seas Vacation Rentals agrees to make every reasonable effort to promptly repair or replace the item upon notification by the guest. However, no compensation or refund will be issued for any temporary issues with these items or fixtures. Additionally, no refunds will be issued for disruptions caused by construction or maintenance in the building or nearby areas. While every effort will be made to minimize any inconvenience, Skis and Seas Vacation Rentals is not liable for any noise, dust, or disturbances related to such activities during the guest's stay. This agreement is also subject to the approval, rules, and regulations of the property’s Homeowners Association (HOA) or similar governing body, of which the owner is a member. Guest agrees to comply with all Association rules and regulations during the stay. Any applicable fees for approval, as required by the Association, will be the responsibility of the guest. If the Association does not approve or accept the guest, this agreement will be canceled, and all rental payments will be refunded.
 
Plumbing
Do not flush feminine products. A $75 fee applies if maintenance is required due to clogs.
TV & Internet
TV and internet are provided as a convenience. No refunds will be issued for outages, speed issues, preferences, or content availability.
Air Conditioning
Do not set A/C below 68°F or heat above 78°F.
Keep doors/windows closed when running.
If the unit freezes due to misuse, guest will be charged for the service call.
Amenities
Skis and Seas Vacation Rentals does not manage community amenities (pools, Wi-Fi, tennis, etc.) and is not liable for closures or issues. No refunds or concessions will be given for amenity disruptions.
Left Items
Forgotten items can be returned on request. You will be charged shipping + a $25 service fee. We are not responsible for lost or stolen items.
Right of Entry
We may enter the unit to check for damages, investigate disturbances, perform repairs, or show the property (advance notice will be given for showings). If you request service and turn away staff, you will be charged $100. Eviction results in loss of all payments and liability for damages.

Security & Liability
Always lock all doors and windows when leaving. You are responsible for the condo, its contents, and your personal belongings during your stay.
Indemnification & Hold Harmless
Guest(s) and their invitees use the property at their own risk. Skis and Seas Vacation Rentals and the Property Owner make no guarantees regarding the safety, condition, or suitability of the property, its contents, or utilities.
We are not liable for any injuries, accidents, allergic reactions, or damages caused by:
Equipment failure (e.g., appliances, hot tubs, BBQs)
Acts of nature
Structural issues or material sensitivities (e.g., mold, allergens)
Guest misuse or negligence
By signing this agreement, Guest(s) agree to indemnify and hold harmless Skis and Seas Vacation Rentals and the Property Owner from any claims, damages, or liabilities—including legal costs—arising from use of the property.

COVID-19 Assumption of Risk & Waiver of Liability
Guest acknowledges that COVID-19 is highly contagious and assumes full risk of exposure, illness, or injury (including death) related to COVID-19 during their stay. Skis and Seas Vacation Rentals, the Property Owner, and any associated parties do not guarantee a COVID-free environment and do not carry liability insurance for infectious diseases.
By signing this agreement, Guest voluntarily assumes all risks and agrees to release, hold harmless, and not sue the rental manager, property owner, or association for any illness, damages, or losses related to COVID-19. This waiver applies even if caused by negligence, and is a condition of the rental.

Information provided online is deemed accurate but not guaranteed and may change without notice. This agreement is the full contract between parties and cannot be changed verbally. Any modifications must be in writing and signed. This agreement is non-transferable. Electronic signatures are binding.

The information provided online, although deemed accurate, is not guaranteed, and may be subject to errors, omissions, change of price, or withdrawal without notice.
Entire Agreement: This agreement contains the entire agreement of the parties. It may not be changed orally, but only by an agreement in writing signed by the party against who enforcement of any waiver, change, modification, extension, or discharge is sought. Guest cannot assign or transfer this Agreement.
